Commercial

Premises

Retail, offices, clinics and light industrial across Antioch and the east county.

Packaged rooftop units on a low Antioch commercial building, with curbs, disconnects, an economiser hood and rooftop solar panels beyond.
The survey

Written down, per unit

What it is, where it sits, roughly what age, the condition of the curb and the roof penetration, whether the economiser actually travels, the filter size it really takes, the state of the electrical connections and what the gas section looks like.

On a roof that also carries solar, we note where the array is relative to each unit — because it changes access, it changes what a crane can reach on a future change-out, and it occasionally changes how much sun falls on a condenser.

Planned maintenance

Twice a year

Spring, before the load

  • Condenser coils cleaned properly rather than rinsed
  • Charge verified by superheat and subcooling
  • Belts, bearings and drive alignment
  • Economiser dampers opened and proved to travel
  • Drains cleared and float switches tested
  • Electrical connections torqued, contactors inspected

Autumn, before the cold

  • Combustion tested on gas sections, figures recorded
  • Heat exchangers inspected
  • Flue and combustion air checked as installed
  • Defrost proved on heat pumps
  • Filters replaced with ones that fit the rack
  • Readings compared against spring and the drift noted
Three we find constantly

And what they cost you

The economiser nobody opened

Free cooling from outside air, and in this county the evenings and mornings make it genuinely worth having. It also seizes quietly, and because the unit still cools nobody notices. We open and prove them every visit.

A schedule for a building nobody occupies

Units running full occupied mode at three in the morning because a schedule was set once and never revisited. It is free to fix and it is the single most common finding on a commercial survey here.

Extract without make-up air

A hood or a large restroom fan with nothing bringing air back holds the unit at negative pressure, so the front door pulls and the conditioned air you paid for leaves through the roof.

The boundary

What we turn down

Photovoltaic systems and batteries, which are not our trade in any form. Chiller plant, building management systems on proprietary protocols, commercial refrigeration, hood cleaning, and anything that genuinely wants a controls engineer rather than a mechanical contractor.

We also turn down a maintenance contract on a building we have not surveyed, and we will not work on a roof with an array on it without the solar contractor’s isolation arrangements being clear first.
